☕ THE SATURDAY PUNCHLIST

Issue #4 | Saturday, October 17, 2026

Your 5-minute homeowner brief

One project. A few quick checks. A better-maintained home.

GOOD MORNING, NORTHERN COLORADO!

☕ Coffee ready?

We're halfway through October, and Northern Colorado homeowners know what that means. One day we're enjoying sunshine and beautiful fall temperatures, and the next we're wondering where we put the snow shovel.

This week, we're focusing on something that can quietly cause expensive damage to your home: water going where it shouldn't.

A little attention now can prevent some unpleasant surprises later.

Let's get to it!

🔨 1 PROJECT — CHECK YOUR GUTTERS & DOWNSPOUTS

When was the last time you looked at your gutters?

Leaves, pine needles, dirt, and roof debris can collect in gutters and prevent water from draining properly.

When gutters overflow, water can end up against your siding, fascia, or foundation instead of being directed safely away from your home.

⏱ Time: 20–30 minutes
💵 Cost: $0–$25
🟢 Difficulty: Easy from the ground; elevated cleaning is higher risk.

How to Do It

1. Walk Around Your Home

Look for leaves, debris, sagging gutters, disconnected downspouts, or signs that water has been overflowing.

2. Check the Downspouts

Make sure each downspout is securely connected and its outlet isn't blocked by leaves or debris.

3. Clear Accessible Debris

Remove leaves and debris from safely accessible ground-level outlets and extensions. Use a professional for elevated or difficult-to-reach gutters.

4. Check Where Water Goes

Downspouts should direct water away from your foundation, not dump it right next to the house.

5. Look for Signs of Trouble

Water stains on siding, eroded soil, and pooling water near the foundation may indicate drainage problems.

DIY OR CALL A PRO?

🟢 DIY for ground-level inspections and accessible debris removal.

Call a professional for second-story gutters, steep roofs, or areas requiring risky ladder work.

👊 Punchlist Tip: Check your gutters again after the majority of leaves have fallen. One cleaning early in the season may not be enough.

👀 1 THING TO CHECK

Your Window and Door Caulking

Take a quick walk around your house and inspect the caulking around windows and exterior doors.

Look for cracks, gaps, peeling, or areas where the sealant has pulled away from the siding or trim.

Damaged caulking can allow moisture and unwanted air into places they don't belong.

⏱ Takes: 5 minutes.

Punchlist Tip: Take pictures of any problem areas so you can address them before winter. Use the appropriate exterior sealant and avoid sealing designed drainage openings.

🤔 1 THING YOU'RE PROBABLY IGNORING

The Ground Around Your Foundation

Here's something homeowners often overlook.

Which direction does the ground slope around your house?

Ideally, surface water should move away from your foundation, not toward it.

Over time, landscaping, soil settlement, and erosion can create low spots where water collects against your home.

This weekend, walk around your foundation and look for:

  • Low spots next to the house

  • Soil erosion below downspouts

  • Mulch or landscaping blocking drainage

  • Areas where water tends to collect

You don't need to start digging today.

Just identify potential problems before snowmelt and winter moisture become an issue.

🔢 NUMBERS THAT MATTER

6 INCHES

A commonly recommended minimum amount of ground slope over the first 10 feet away from a home's foundation.

That means the ground should generally drop approximately six inches as you move ten feet away from the house, where site conditions allow.

Proper drainage helps keep surface water from collecting against foundation walls.

The lesson: Sometimes preventing water damage has less to do with your roof and more to do with where water travels after it reaches the ground.

☐ Check exterior window and door caulking
